The Herndon and Knauls buildings comprise nearly 45,000 SF and are five-story, wood-framed structures designed to optimize efficiency and cost-effectiveness. Named after prominent community leaders of Portland’s Black community and located just two blocks from one another on NE Alberta St., the Ronnie Herndon Building, located at 510 NE Alberta St., offers 21 affordable homes tailored to residents earning 30% and 50% of the Area Median Income (AMI). Comprising a mix of one-, two-, and three-bedroom units, this building prioritizes living arrangements suitable for families, with 90% of the units being two- or three-bedrooms. The Paul & Geneva Knauls Building, located at 780 NE Alberta St., provides Veterans 31 homes, offering a combination of studio and one-bedroom units.

Featuring durable materials like brick and stucco for a sense of permanence, accented by vibrant metal cladding, the designs balance stability with modernity. The Knauls Building features a mural honoring Portland’s African American leaders, symbolizing resilience and community pride. The interiors prioritize warmth and safety, with calming palettes, natural light, and artwork celebrating the Black experience. Efficient floor plans maximize space, offering functional and adaptable living environments. Both buildings include community-focused ground floors with support services, gathering spaces, and outdoor amenities like play areas and courtyards, fostering connection and well-being for residents. Weather-resistive barriers (WRBs) enhance moisture protection for durability. Both buildings have interactive grids and central heat pump water heater systems, maximizing energy efficiency and ensuring hot water availability even during power outages.
